Concrete is porous, and moisture that works into that pore structure does not stop at the surface. It tracks through hairline cracks, construction joints, and drain penetrations until it reaches the reinforcing steel and the structural slab underneath. On the coast, where surfaces take sustained rain for much of the year and freeze-thaw cycling on top of it, that exposure is what eventually surfaces as spalling, staining, and corroding rebar.
A waterproofing system answers that with a continuous membrane rather than a single coat: a primer bonded to prepared concrete, a reinforced layer that bridges minor cracking and movement, and a protective topcoat. Every drain, joint, and penetration is detailed on its own, because a membrane is only as continuous as its weakest transition — and transitions, not open field area, are where these systems fail.
The application is parkades, plaza decks, balconies over occupied space, and any structural surface where water reaching the concrete below is a structural problem rather than a cosmetic one. Keeping moisture out protects the embedded steel and the slab itself, which is the difference between scheduled maintenance and a restoration project.
