Sealing and coating solve related problems in different ways, and which one a surface needs depends on what is going wrong with it. A penetrating sealer soaks into the pore structure and reduces how much water, oil, and de-icing chemical the slab takes on, leaving texture and appearance essentially unchanged. A coating instead forms a continuous film on top of the concrete — usually epoxy-based — adding abrasion and chemical resistance along with a smoother, finished look.

Both address the same underlying problem. Exposed, untreated concrete absorbs moisture and stains readily, and under repeated wet-dry and freeze-thaw cycling that absorption is what shows up later as surface dusting and scaling. Sealing and coating slow it by controlling what reaches the concrete in the first place, rather than treating the damage after it appears.

The usual candidates are garage floors, warehouse and shop floors, walkways, and exposed plazas — surfaces carrying regular foot or light vehicle traffic, where being easier to clean and more resistant to everyday wear is worth more than a heavy-duty build.
