Parking structures deteriorate gradually. Vehicle traffic, de-icing chemicals, and water infiltrating through cracks and failed joints produce spalling concrete, delaminated sections, and — once water reaches deep enough — corroding reinforcing steel. By the time damage is visible on the surface, what is happening underneath is usually further along, which is why restoration starts by finding where water is still actively getting in rather than by patching what shows.

The work runs in sequence: inject cracks to stop ongoing infiltration, remove concrete that has delaminated or lost bond to the slab, patch those areas back to a sound profile, then re-establish leveling and drainage slope before any new surface system is applied. Skipping the leveling step is the common shortcut, and it does not work — a coating over an uneven or badly sloped surface simply moves the standing water to a new spot.

The objective is a structure returned to stable, serviceable condition with the water and traffic exposure that caused the deterioration actually addressed — not visible damage covered by a fresh coat that will fail the same way.
